Terms and Conditions

We have made every effort to ensure that all information contained within this web site and subsequent links is correct and therefore we shall not accept any liability for any losses or damages as a result of this information.  We try and monitor the sites regularly but if you do notice any differences please let us know as we want to ensure our guests return to us.

Disabilities

We seek to ensure that we meet our obligations under the Disability Rights Legislation. Our guest rooms are unlikely to be suitable for persons with mobility difficulties.
We will try to accommodate you wherever possible so please contact us for more information on our facilities.

Reservations

We respectfully remind you that a verbal, electronic or written reservation constitutes a legal contract and therefore we advise guests to confirm all details of their reservations and read the cancellation policy.  We reserve the right to move guests between the 2 properties in exceptional times but will endeavour to notify you of this prior to your arrival.

Check in Times

Check in times are any time after 13.00.  If you are going to arrive after 22.00 please can you inform us so that we can ensure we are waiting for you

Check in before this time is possible.  For your convenience and by prior arrangement luggage may be left and will be stored securely until you check in or after you check out.

Deposit/Credit Card

Credit card/debit card details are required for all bookings in order to secure the room. A 25% deposit will be required for any bookings made for the major events which is no refundable.

If required a second set of keys is available subject to a refundable deposit of £10. 

Cancellation

It has been found that the nearer to an event a cancellation is received it is more difficult to re-let a room. This is because others who intend to be in town for an event have found accommodation already and those who have been disappointed have given up looking. Our policy is intended to be fair to all concerned.


We have special terms for sporting events concerts and some theatre shows. These will be confirmed at the time of booking.
In the event of less than 48 hours’ notice of cancellation of your booking we will make every effort to re-let the accommodation. However, we reserve the right to charge the full cost of the booking if the room is not subsequently re-let. We will retain the reservation fee in all circumstances.

If we have 48 hours or more notice of cancellation then we will only retain the reservation fee for booking.  

No Shows

Payment of the balance of the total booking in full will be taken from the card used to secure the room/s and the reservation fee will be retained.

Change of plans

No Refunds given if you change your travel plans during your stay.

Arrival Day

Out of consideration to other guests our latest check in is 22:00.  However if you know you are going to be later than this if at all possible please contact us by phone or email, we appreciate there will be factors outside of your control such as train delays. 

Checking Out

Guests must check out by 10:30. An inventory of all rooms will be carried out following check out. Any damages or losses will be charged to your card at replacement cost.


For your convenience luggage may be left in the property after your check out and will be securely stored.  Please arrange with staff so we can ensure the luggage can be collected at a convenient time for you.

Non-Smoking Policy (It’s The Law)

We adopt a strict no smoking policy in all rooms and all internal and external areas of the Guesthouse from the front gate to the rear garden.
Should you choose to ignore this policy, you will be asked to leave and charged in full for your entire stay plus an additional £250 for specialist cleaning of your room.

Fire Safety

Our rooms and other areas of the building are fitted with sensitive smoke detection devices. Any person tampering with the detectors or any other equipment will be asked to leave and charged in full for the entire stay plus the engineers call out charge. An additional £100 will be charged for the room as we will be unable to re-let the room until all equipment has been reset.

We carry out a weekly Fire Alarm test; a notice will be posted in your room and at the entry door to give you warning.

We try to carry out the test when the building is otherwise unoccupied but that is not always possible.

Car Parking

We recommend that guests park on the streets outside the guesthouse.  There are no restrictions or charges.  We have a private car park behind the property but it is not suitable for guests who require quick or regular access to their car as there is limited access to the rear of the property which is often temporarily blocked.

Loss or Damage

In the event of damage to Guest House property, we reserve the right to charge to replace, repair or professionally clean the item concerned.

There will be a charge of £50 for lost keys. If required a second set of keys is available subject to a refundable deposit of £10. 

Parties

To enable us to provide all our guests with an enjoyable and relaxing stay, we will only take small groups by special arrangement.  Special terms will apply to these bookings, please contact us for more details. 

Children

We welcome children and have family rooms available for this.  We cannot provide cots or other equipment or will assist you to carry and set up your own.  We will try to accommodate any other needs you have (i.e. heating milk) wherever possible.  In no circumstances is it permitted to leave a child in the building unaccompanied by an adult.

Animals

Assistance dogs are accepted unconditionally. We regret that no other pets are welcome.
